Please don’t take the Staging Diva Home Staging Training Program unless you are serious about building a home staging business. I don’t want to waste my time and resources on people who like taking courses but never actually take action in their lives.
I’m serious about helping aspiring home stagers build financially successful and creatively satisfying businesses. So it frankly drives me crazy when I see people do nothing with the tools I give them.
It also drives me crazy when six months into their business, they wonder why they don’t have enough work, yet they have still not even put the time into developing a proper portfolio. I tell them how to build a portfolio in course 2 of the program. So it’s not an issue of not knowing what to do, it’s an issue of not actually doing it.
One Graduate turned down a project I had for her because she didn’t have a brochure yet. Hello? Getting your first project is the hardest (because you have no track record), so when someone is ready to hand you a real live client that lives 10 minutes from your house, TAKE IT!
Another Graduate wanted me to stop referring projects to her because it interfered with dating. She had a job and was staging homes on the side. Well of course building a business will cut into your social time if you already have a full-time day job!
I’ve had Graduates take a full week to act on a lead. Call me crazy, but I have a thriving business and a life, and I still manage to get back to any lead within 24 hours!
Building a business takes time, focus and energy
The world does not beat a path to your door with fists full of cash just because you’re there. Especially when they can’t find you and you can’t articulate what you have to offer in a compelling way!

I have a client in Montreal with a cottage style home in Le Plateau. It’s three stories, about 2000 sq. ft. Not yet on the market but will likely list around $400,000.
The homeowner works in Toronto so he’s only there on weekends. The house is furnished, though I have no idea whether it would still need additional pieces provided. You’ll find out during your home staging consultation.
The client is looking for a home stager to help him get as much as possible when it’s time to sell his Le Plateau “cottage.”

This vacant home in London Ontario is in desperate need of staging. Priced at over $800,000 it’s not going to sell as quickly as it would with proper furnishing and staging.
Vacant homes don’t invite buyers to fall in love with the property; quite the opposite. They just scream “desperate to sell, make me an offer.”
Often buyers won’t take that next step of making that offer because they can’t visualize themselves living there. It’s just a house, with all its imperfections front and center. There’s no way to tell really how large the rooms are, or whether their furniture might fit. And it’s all so depressing really… an empty house is not a home!
Generally, when offers do come in on vacant homes they are much lower than the homeowner was hoping for. After all, the buyer knows the seller is desperate so why present an offer even remotely close to the asking price?
This is a great project where you can stage a home from top to bottom with furniture, art and accessories. There are ten rooms here! You should be able to make about $5,000 on this project.

I have a homeowner in Brunswick Georgia who needs a home stager. The client will be putting his 2500 square foot vacant home on the market soon. This is a great project where you can stage a home from top to bottom with furniture, art and accessories.
You should be able to make a couple of thousand dollars on this project, given that the home’s asking price will be in the $185,000 range.

I just finished my final coaching call with new Staging Diva Graduate Karen Totten of Newmarket. She did the Staging Diva Home Staging Business Training Program with me this summer and also purchased the Accelerator Upgrade which gave her two hours of coaching time, one-on-one with me.
Her first project took 7 weeks to complete. It was for a home that was on the market for 8 months with a best offer last October of $659,000. The clients took the house off the market and worked with Karen who not only staged the house but managed all the other details for carpentry, painting, new appliances and more that needed to be done.
Home Staging Results
Overall, the client invested $48,000 on their property (over $14,000 of which went to Karen for her time). The result, the client sold after only 6 showings and got $780,000 on a $799,000 asking price.
In other words, even after investing $48,000, the client made a profit of $73,000 over their best previous offer, and they were able to sell after only 6 showings, when they had previously sat on the market for 8 months.
And for Staging Diva Graduate Karen Totten, she made over $14,000 in only 7 weeks in a brand new business. Not bad for her investment of only $1095, which gave her 10 hours of course time, notes, plus 2 hours of one-on-one business coaching with me.

Home staging does not have to be a very physically demanding career. Yes you need to be mobile enough to go up and down stairs, hang a picture, move small accessories and accent furniture (for example a light end table). But you don’t need to lift heavy objects, or paint, or clean your clients’ homes. In fact, if you’re doing those things, stop right now!
Your time and expertise as a home stager are too valuable to be doing physical labor that is best left to others, who specialize in those things and aren’t charging the same fees you are.
It makes me crazy to see some home staging training companies selling cleaning supplies! As if a home stager is a glorified cleaning lady. Believe me, if I were cleaning my client’s homes I’d sure get an ear-full from my mother. I can hear her now…. “my daughter the MBA cleaning someone’s toilet!”
Not that there’s anything wrong with being a cleaning lady if that’s your chosen work. But if you’re a professional home stager, your clients should be hiring you for your expertise in decorating a house to sell quickly and for top dollar; they should not be expecting you to polish their floors!
Which gets us back to the age question.
Staging Diva Graduates range in age from their late 20s to mid 60s. They come from all kinds of previous careers. Some are retired and some have sent their kids off to school and decided it’s time for them to do something they feel passionate about.
Don’t let a fear that you’re too old stop you from pursuing home staging as a new career. As long as you have an innate talent for how things should be arranged in a room and you are interested in, and understand real estate, you can make home staging a very lucrative and creatively satisfying business.
Considering our life expectancy is now into the 80s, you’re never too old to try something new, if you start now!

Are you starting to feel isolated working from home? This is very common, especially if you are accustomed to going into an office every day. When you’re used to having coffee every morning with your co-workers and having people ask you about your weekend, your kids, etc., it can be a shock to the system to realize that a whole day can go by without speaking to anyone!
One of the things I love about working from home is when I’m not with clients, I can wear whatever I’m comfortable in. But if I’ve been home too many days in a row and there are no clients booked in the near future, there’s nothing like getting dressed up, putting on makeup and going out to help me feel like I still work!
Home staging will not keep you busy 5 days a week all year, even when you are well established. So, what do you do when the phone isn’t ringing off the hook? How do you deal with feeling isolated and like no one is ever going to call?
Find ways to get out of the house and connect with people, in other words TAKE ACTION.
For example, check the local paper and see if there are any group meetings that you can attend. Perhaps the Chamber of Commerce is holding an event? Are there any small business groups in your area? Consider taking a seminar that will increase your business skills and provide an opportunity to meet potential clients at the same time. Helpful topics include: marketing, selling skills, how to use a particular software program, small business accounting, time managment, business writing, presentation skills, etc.
If you read my previous article, Home Stagers are Hot, you’ve already picked up some tips about how to leverage your time at networking events by using the fact that you’re in a relatively “new” business, and then turn this into new business opportunities.
When I’m in a slow week, and especially if I’m not feeling like talking to people, I spend the day in a big bookstore pouring over interior design and color books. It feeds my creative soul, gives me new ideas for my business and brightens my spirits. And if I’m careful and don’t get caught up in actually buying all these beautiful books, it costs me nothing.

And more importantly, enjoy the lull in the action by remembering that it only takes one or two projects to make all the money you need for a month. So don’t get discouraged during the slower weeks. It all balances out in the end, as long as you stay motivated and keep your business moving forward!

I have a homeowner in Kansas City Missouri who needs a home stager. She’s living in the 2,600 square foot home, but wants a stager to help redecorate it to sell more quickly and for top dollar.
Kansas City is the most heavily populated city in Missouri and the 7th largest city in the Midwest. Yet, there are only two Staging Diva Graduates there, and clearly homeowners are having difficulty locating them on their own!

My previous article “Home Staging Field Rife With Fake Credentials” has stirred up a lot of discussion in the Staging Diva Network (online discussion group for Staging Diva Graduates) as well as lots of emails to me with comment.
Some of my graduates have asked, in the face of competitors that promote fake credentials, why I don’t do the same and create my own.
My position has always been that I object to fake credentials so I don’t want to add to the confusion in the market place by creating my own (even though most everyone else does).
When students complete my program, I could call them:
- Staging Diva Graduate (SDG)
- Accredited Staging Diva Graduate (ASDG)
- Staging Diva Certified Graduate Home Staging Professional (SDCGHSP)
- Staging Diva Home Staging Expert (SDHSE)
- Staging Diva Graduate Professional Home Stager (SDGPHS)
And then for even more money, create a Masters Level program and give people this designation:
- Staging Diva Graduate Master (SDGM)
- Staging Diva Certified Master Graduate (SDCMG)
- Master Staging Diva Home Staging Professional (MSDHSP)
Does everyone see how silly this all is? All these names are just made up by the people marketing programs. They aren’t official credentials granted by some independent third party. Yes, I lose students because I don’t give out meaningless letters to put after your name, but I think to do otherwise would compromise my integrity.
I also don’t believe in scaring potential students into believing that if they don’t take MY program, they can’t be real stagers (this is another tactic used my some companies). You can start a business today and call yourself a professional home stager without taking ANY program.
Clients will hire you because you:
- present yourself in a credible and professional way
- sound like you know what you’re talking about
- appear confident in your abilities
- have a strong portfolio of before and after photos (that are your own, not given to you as part of the course you took)
- have past clients or agents that speak highly of your abilities
- have properly explained how you are a solution to their problems
- demonstrate the value of hiring you
- are available when they need you
In 99% of the cases, they won’t hire you just because you have initials after your name. Especially since the vast majority of homeowners will never have heard of those initials before.
With rare exceptions, they also won’t hire you just because you’re the cheapest home stager in town. If they don’t have confidence in your abilities, they’d be stupid to save a few hundred dollars in fees when how well you do the job can make thousands of dollars of difference in the selling price of their home.
My mission is to inspire and empower others to follow their dreams and live their best life. I want my students to go through the Staging Diva Home Staging Business Training Program and absorb the lesson that they don’t need to hide behind anyone else and that they can have credibility and power in their own right.
My goals in the Staging Diva Program are to give students the tools they need to go out there confidently and know how to take the innate decorating talent they have and turn it into a successful business. That’s not about letters after your name, it’s about understanding the business and marketing of home staging.
