title="home staging courses" href="http://www.stagingdiva.com/homestagingtraining.html"> home staging courses) but are reluctant to do so because you’re intimidated by the technology, I want to rest your fears.

The courses are downloadable but you don’t actually do the program online.

You simply download audio recordings and printable study notes, so you can sit at your desk with a cup of tea and pore over the material. You don’t need to do something complicated with your computer in order to participate, you’re really just reading and listening.

As long as you can download the files, there is no technology barrier to worry about.

“Download” just means you are clicking a link you’ll get as soon as you order, and when you click, the material will automatically be transferred (downloaded) onto your computer. Then you open the files from your computer and they will play (in the case of the audio files), or you will read and print them (in the case of the course notes and checklists).

If you’re concerned about what happens if you want one-on-one attention along the way of listening to the material, as this is a self-led program, you’re going to be given the option when you put the program in your “cart” to also get an hour of staging business accelerator coaching with me for 50% off. You’ll have six months to use our time together and you can split the time up into 15-minute sessions, 30-minute sessions or one-hour sessions – whatever you like. You’ll be given access to my online calendar and you can book your appointments when it’s convenient for you. Then I phone you at the appointed time.

During our calls, I’m all yours to discuss whatever challenges you’re facing as you study your home staging courses. Most students don’t have questions about the course material so they use their time for help with coming up with their business name, advice on combining staging with an existing business, or help with their website or other marketing materials. The time is really there for you to get help with whatever you need!

You can order the Staging Diva Program in a home study kit delivered right to your door. It costs a bit more than the download option though.

If you’re really too intimidated by the downloadable aspect of the courses, there is always the home study version which is mailed to your door – no computer required.

However, if you can figure out how to go through the online shopping cart and buy the program, you’re tech-savvy enough to handle the downloadable version!

Staging Diva Graduates, did you struggle at all as you worked through the downloadable courses? Hearing about your experiences with the program (especially if you’re not a computer whiz) may help someone debating over whether or not they can handle the technical aspect.

virtual home staging software. I know this because I’ve heard from many of you curious about my take on this new practice.

In my opinion there are two types of “virtual staging.”

The first (which I practice), is virtual because I don’t actually go into a client’s home but I give them staging advice by phone based on photos they provide me with to analyze. This allows clients to have my staging advice and do the work themselves at a lower cost than if I were to do an actual consultation in their home. It also allows me to offer specific staging advice to clients outside my geographic area.

The second meaning of “virtual staging” I don’t practice and don’t recommend because I think it’s a waste of a client’s money.

Virtual staging companies have entered the home staging industry that use virtual staging software which allows you to load photos of vacant rooms to a computer and manipulate them to make it look like the rooms are furnished. The goal here is to sell attractive listing photos to real estate agents for them to use on their feature sheets and on MLS.

No stager goes to the home and no real furniture goes in the house.

The software (used by a stager, decorator or interior designer), is doing the “staging” by creating images of fully-furnished rooms to show online. While I can see the application of this software as a way to simulate what you’re going to do in a home to get a client’s approval for a decorating project where you’re asking them to buy new furniture, I don’t believe it has any place in staging in the way it’s currently being promoted.

Why is virtual staging, using software to manipulate listing photos, a waste of a homeseller’s or real estate agent’s money?

Because potential buyers are going to be quite disappointed when they arrive at a showing and see that the house looks nothing like the photos they viewed online. And everyone knows a buyer in a bad mood is not a buyer that makes an offer.

Potential buyers might even find themselves wandering through the empty house wondering why the owners had to move out so suddenly. Sensing desperation, this might attract a low-ball offer, certainly not the goal of home staging!

Your job as a home stager is to romance the buyer and while photos count (considering 90% of Canadian buyers and 70% of US buyers look online for a home before ever calling a real estate agent) they don’t count for everything.

The buyer needs to be romanced when they pull up to the drive and take in the view from the curb. They have to fall in love when they walk through the front door and they have to fall deeper in love with every single room in the home they look at until they have the feeling that it’s the property they’ve been looking for.

That’s why virtual staging software misses the mark and it’s not something I promote.

Home stagers, have you heard of this new technology? What are your thoughts? Do you agree with me, do you have a different opinion or do you see potential in such technology? Please add your thoughts in a comment below so we can have a discussion about this.

<img

This was before GPS of course, and even though the technology exists now, I still don’t use it.

I often pulled over to the side of the road on the way to a new destination to look at a map, convinced that I was headed in the wrong direction. It happened to me so often that I coined the phrase “giving up a block too soon,” because I realized I was letting self-doubt force me to pull over and wondered if this wasn’t a metaphor for how I was living my life in other ways.

Self doubt is a powerful emotion, stopping us dead in our tracks both literally and figuratively.

When you started your home staging business you may not have expected to be an overnight success but perhaps you expected to grow faster than you’ve been growing.

I’ve heard home stagers complain that they started their business 6 weeks ago and still don’t have their first client! The self doubt is already kicking in and they’re wondering if they have chosen the wrong business. The more they listen to that negative voice in their heads saying “this will never work,” the more their enthusiasm starts to wane and they start to hold themselves back.

It took me three months to get my first client but I made $5,000 on that one project. Imagine if I had given up just before that first call from a potential client?

Even if you’ve taken a bunch of home staging courses and have been doing everything right, it will take time to get your name out there, to prove that home staging works and that there’s value in the services you provide.

If you’re feeling frustrated because things are harder than you thought they would be, the worst thing you can do is give in to that feeling and give up. Because you haven’t given your business a real chance if you “give up a block too soon.”

The truth is your first year in business is going to be tough. Giving birth to something new is never easy!

You’re coming out of nowhere and you have a reputation to build; a buzz to create. You have an added challenge being in a relatively new industry like home staging because you need to educate your market that home staging works. (This is also a blessing by the way, because when you’re educating your market, you are also positioning yourself as the expert.)

So in your first year, you’re getting yourself established, you’re trying to carve a niche for yourself if there are other home stagers in your market, you’re working hard at promoting your business and you’re learning how to be your own boss. It’s not an easy year!

If you don’t give up and pull over to the side of the road, and instead hang in there and stay motivated during those difficult first months, you’ll get to experience how much easier it all becomes. As you master being in your own business and more and more people know about you and your home staging services, many projects and opportunities will present themselves.

In your second year as a home stager things will be even better because you’ll reap the rewards of all that marketing you did in year one. Plus you’ll feel so much more confident in your abilities and those moments of self doubt will be largely a thing of the past.

Over time it just continues to get easier but that isn’t to say you won’t experience peaks and valleys because that happens with any business. The important thing to remember is that you don’t have to panic when you hit another valley.

When you find yourself in the middle of a slow period thinking there’s no business anymore and you’re going to give up, remember that you’ve seen this trend before and you made it. The customers are still out there, you just have to keep marketing and things will come around.

If you’re just starting out, or if you’re currently experiencing a “valley” in your business, stick it out because you never know if you’re giving up a block too soon.

Home stagers, do you have any tips to share about keeping that momentum going? Did you feel like giving up but kept on persevering? Please share by leaving a comment below.

<img

You need your clients to be there in order for that to happen so you can agree on the“Stagers, don’t let real estate agents discourage you”. I was motivated to write it because for the 7 years I’ve been staging homes I’ve been running into real estate agents who:

don’t understand why an empty, disorganized or ugly home is harder to sell

list it as is, put a few bad pictures on MLS and then talk their client into subsequent price reductions when the property doesn’t sell

are afraid they’ll have to pay for our services if they recommend them, or worse, feel threatened by what home stagers do instead of realizing we make them look good and their selling jobs easier

want to be proud of a listing that has their name on it because they know it reflects on their reputation and who know if they have great MLS photos they’ll attract more showings and quicker and higher offers.

Sadly, that last group is harder to find. The good new is that the “unaware” or “fearful” real estate agents can be educated and many of them do come around to understanding the benefits of home staging to themselves as well as their clients, as you’ll see from the comments from home stagers on my original post. That’s why I emphasize the messages and selling points you should use with real estate agents when selling your home staging services in course 4 of the Staging Diva Program.

I was also motivated to write that post because for the 5 years I’ve been teaching home staging courses, I’ve watched too many really talented stagers feel they should give up on following their dreams because they let the discouragement of real estate agents stop them in their tracks.

It’s important to note that in the past, most of a real estate agent’s power came from the control of information.

Before the Internet, you couldn’t get any details about a house for sale without using a licensed real estate agent. I’m old enough to remember when listings were printed out and carried around in binders and the only way to see them was through an agent. Then MLS was available by computer, but the public couldn’t access it. There was no way to tell how fast homes sold or for how much, without a real estate agent.

As the gate keepers of all information about real estate, agents had tremendous power to establish asking prices, sway buyers and to convince their sellers to accept certain offers.

They still have power and influence of course (which is not a bad thing as a good real estate agent has an important role to play), but the rest of us no longer exist in an information vacuum.

With 90% of buyers in Canada, and 70% in the US doing their own online search for properties before even calling a real estate agent, the competitive environment agents operate in is completely different. Not all agents have woken up to the paradigm shift in their industry. That’s where a lot of the resistance home stagers run into comes from.

Not to mention that change always brings up fear. For agents old enough to remember when they controlled all information, it’s hard to let go of habits that came with that. For newer agents who flooded the industry when the market was booming, it’s hard to recover from the giant reality check the last 12 to 18 months have brought, and look for ways to change how they sell properties.

All this is to say, home stagers and aspiring home stagers: don’t give up your power to real estate agents. Many of them will discourage you, but keep on going anyways.

We offer a tremendous and valuable service to home sellers that makes a huge difference in their lives. If you have any doubt of that, please read the many staging business? Was it the day you decided you’d start doing some new things to help you grow?

Now that it’s February, are you still as motivated and inspired as you were this time last month?

Or are you left feeling disappointed in yourself for not doing anything yet this year to help grow your business?

It’s difficult being your own boss because there’s nobody to hold you accountable. It’s easy to set goals and make plans, but if you don’t action them what’s the point? If there’s nobody looking over your shoulder to check on what you’re doing, nobody will even know you still have unattained goals from January.

You can still start working towards those goals now even though it’s February. Just because the page on the calendar changed doesn’t mean it’s all over!

If you’re having trouble staying motivated, did you realize you can hire me as your business coach? You can purchase an hour of my time, and split it up into 15 minute intervals so you have a weekly coaching call with me if you like.

In one 15 minute call I can save you weeks of struggle because you have my focused attention and I’m answering your specific questions or giving you advice aimed directly at you and your business. If you learn a lot from my newsletters and blog posts, imagine what you can figure out about growing your business if I’m speaking directly to you.

One of my coaching students scheduled a 15 minute call with me every two weeks to use the full hour of time she purchased, and it’s so rewarding to see what she’s done to build her business because of these sessions. She crosses off a huge portion of her task list because she feels the pressure of our next call as her deadline. Knowing she’ll have another call with me and wanting to be able to report on her progress and accomplishments, she keeps moving forward and stays focused on high payoff activities.

She most likely would have spent months procrastinating and thinking about doing those things, but because she had me to be accountable to, she has them done and she’s making big progress in her business. The financial investment she made in her one hour of business accelerator coaching with me was more than worth it because of the business results she can achieve.

If you want to get back on track, or if there’s an area of your business you’re struggling with, click this link to buy an hour of my time. When you purchase a session, you’ll get an email that sends you to my online schedule where you can book a series of 15, 20 or 30 minute appointments. Spread the full hour out over as many weeks or months as you would like.

Home stagers, have you found a coach or mentor to be beneficial to staying on track? class="alignleft size-full wp-image-3130" title="don't take home staging business advice from realtors" src="http://www.stagingdiva.com/homestagingbusiness/wp-content/uploads/2010/01/realtor6177932XSmall.jpg" alt="" width="250" height="211" />a dozen real estate agents in your market. After a few “No one will ever pay for it around here” or “It will never work in this market” or “There’s no need for staging, if a house is priced right it will sell” responses you’ll be almost embarrassed with yourself for ever thinking up such a silly idea.

If I listened to everyone who told me home staging wouldn’t work in my city seven years ago, there would be no Staging Diva today.

Of course there are agents who understand that if they have a more attractive product to sell, that it will sell faster. There are also many real estate agents who insist that all their listings be staged, you just have to find them! These agents who “get it” are the 20% of real estate agents who likely make 80% of real estate commissions.

In your hunt for real estate agents to discuss the potential of home staging with, more often you’ll run into the 80% who do the remaining 20% of the business. Many of them only work part time or for their friends. But there are others (and sadly, you’ll have no trouble finding them) who are just plain ignorant, lazy or both. I realize I’ll get hate mail for saying this, but so be it. The truly professional real estate agents who are always looking for ways to get the most for their clients know who they are and I’m sure they’re not fond of that other group either because it reflects on them as part of the same industry.

Just last night I talked to the owner of a vacant condo that she’s about to put on the market for $895,000. It will be the most expensive unit in the building and one of four that’s for sale on her floor. The agent recommended the listing price (likely too high) and suggested that she put tape on the hardwood floors to indicate where furniture might go to give prospective buyers a sense of how big the rooms are!

Imagine expecting home buyers to be inspired by tape on the floor and fall in love with an empty condo that’s priced well above anything else in the building. Imagine also how lovely her real estate listing photos will be with all those white walls and boxy empty rooms! Does this agent not realize that 90% of home buyers in her market search for a property online before ever even calling an agent to go see it?

Fortunately this home seller is smart enough not to take this bad advice and went online to search for a home stager. So while her agent made no mention of the possibility of staging her vacant property, she’s now prepared to invest at least $5,000 in having me stage it for her.

A lot of agents are shell-shocked right now because they got into real estate thinking they could make a quick, easy buck. All those years of only having to put a for sale on the lawn and wait for offers led to a ton of complacent agents who took their incomes for granted.

In most markets in the US right now, and several cities in Canada, real estate agents are depressed because their listings are sitting on the market forever, and they’re not making any money. They don’t want to spend money on their listings because they don’t make their money until the home sells and these days that can take a long time (especially when the house isn’t staged). Many of them got in way over their own heads too with easy credit and homes they couldn’t afford once the market slowed and those commissions stopped rolling in.

This puts real estate agents in a scarcity mindset and I’m not surprised that they’re telling you home staging won’t work. But when they’re saying, “Oh, nobody will ever pay for that here,” what they really mean is they won’t pay for it. They haven’t talked to all of their clients about whether or not they would pay for staging, they just know they don’t want to.

Plus, if they’re sitting with an inventory of non-selling listings that show badly, it’s mighty awkward for them to go back to their clients now to say that the problem is they don’t show well. Any client would rightly ask, “Why didn’t you tell me that 12 months ago when you took the listing?”

Talking to real estate agents will be very discouraging. It’s not just you.

With home sellers, it’s a whole other story and that’s why I teach in the Staging Diva Home Staging Training Program that real estate agents are only one of the four major target markets for a home stager.

Instead of focusing all of your energy on what real estate agents think, put some energy into educating the home sellers about the benefits of home staging and you’ll be much better off.

Home stagers, what’s your favorite real estate agent story? If an agent tried to discourage you and you went ahead and found success anyway, we’d love to hear it. You might give someone the boost of confidence they need to follow their dream. Please leave a comment below.

<img

That’s why the goal of your home staging website is to educate and build interest around your services so someone is intrigued enough to call you for more information.

I get asked all the time whether or not home stagers should be putting their prices on their websites. I advise against this and here are two of the reasons why.

You’re giving too much information away up front. When you leave out a key detail about your services like what they cost, you’re giving people a reason to pick up the phone and call you. The phone is a much better vehicle for building a relationship with a prospect because it gives you the opportunity to really connect with someone after they’ve seen your portfolio on your site.

If you know the right things to say when you sell your home staging services on the phone then by the time you hang up, they are already committed to hiring you because they understand how your services are the solution to their problem. Once they get that, what you charge isn’t a primary factor in the decision to hire you.

You’re selling your service like it’s a commodity. When you advertise your rates online, all you’re really doing is giving your visitors a good reason to shop around for the best price as if all home stagers offered the exact same service and result.

In all likelihood, when a homeowner sees your prices on your site, their next move will be to find other stagers to compare rates with. If you’re a professional home stager who values the quality of what you offer, you know that comparing one stager’s rates to another could be like comparing apples and oranges. Why encourage a prospective client to do that? Why give them a reason not to call or email you?

If you had a store and you were selling brand name TVs at cheap prices of course you’d be putting those prices online. You’d be using your low prices as a reason to do business with you. Unless you want to be the Wal-Mart of home staging, don’t even go there! No matter how competitive your rates are, there will always be someone cheaper. And who wants a client who is only looking for cheap staging?

To learn more about how to handle your conversations with prospective clients, look at Course 3 of the Staging Diva Home Staging Training Program as well as the <a

Both resources will help you convert more homeowners into home staging customers.

Home stagers, have you already discovered the hard way that having your prices on your website is a bad idea? Or have you found the opposite? Please share your experiences by commenting below.

“flash.” While a flash website can be gorgeous to look at (or sometimes not), having a site heavy in flash is useless if you want to get visitors from the search engines.

To understand why, you need a basic understanding of how websites are ranked for placement in search results.

Imagine Google sending out thousands of ’spiders’ to search every web page on the Internet for a phrase you enter in your search bar. Let’s use the phrase ‘home stager‘ as an example.

When you search for ‘home stager’, Google sends out its spiders to find out which websites are most relevant to that phrase and those are the sites sent to the top of the list of search results. Nobody knows the exact algorithm Google uses to rank sites (and it changes often to help ensure a level playing field for all of us), but we do know for sure those spiders are first scouring content towards the top of web pages to find content matching the search phrase. They may or may not look a bit further into your content to see how relevant your site is to the phrase ‘home stager.”After all, there are over 4.6 million listings for this phrase and Google will give them to you in a ranked order in just 0.30 seconds!

To create flash animation, there is a lot of code involved. So much that those spiders searching for home staging might not bother looking past all of it to find out whether your site is relevant to home staging or not.

Pretty for the sake of being pretty is fine for interiors – not for your home staging website if you want to be found online!

Keep in mind that your web designer is probably not an SEO expert so don’t leave it up to them to tell you what will or won’t be good for getting traffic to your site unless they are a trusted expert in this area. Unfortunately a lot of web designers just like playing with flash and if they don’t know anything about SEO, they may actually think they’re doing you a favor by giving you a fancier site.

When you get a listing on the Staging Diva Directory, you’ll be getting an optimized web presence and I’ll be providing you with an important inbound link if you already have a website – even one that has flash. And those incoming links – links to your website from other, reputable sites – are another thing those spiders are looking for to determine whether your site is relevant, by the way!

Did you realize having one of those animated sites could harm your efforts of being found online? Do you have questions about the chances of your site being found by search engines that I could address in a future post? Please comment below!

<img

That mother working from home to be there for her family isn’t lucky. She has taken risks and invested countless hours of hard work to get herself into a position to create that life for herself and her family. She’s not doing anything that you couldn’t do yourself if you really wanted to.

One such mother who comes to mind is Staging Diva Graduate Laura Kakoschke of Hunter Lake Home Staging and Design. Laura isn’t “lucky” because she’s able to work from home and home school her three children while she earns more money than she ever did working her fancy government job.

Home Stager and Mother of 3, Laura Kakoschke

Laura made this happen by setting herself up to succeed in a business based on her natural talent for decorating.

Laura did her research and took the home staging training program that would suit her needs and allow her to build a profitable business. Then she put what she learned to use.

It was smart marketing tactics (like being listed on the highly trafficked Staging Diva Directory of Home Stagers) rather than luck that helped Laura get the projects she needed to make this career work.

It wasn’t luck, but what she learned about properly pricing her home staging services that allowed Laura to start making more money than she did working in management position with the government.

Just like it’s foolish to wish you could win the lottery even though you don’t buy tickets (and actually even if you do), you can’t waste your life wishing you could fire your boss and go into business for yourself unless you make a move to make that happen.

Being in the right place at the right time can play some part in the success of a business, but mostly it’s commitment, hard work and doing something you’re passion about that will let you make your own “luck” in this world. What are you going to do with your future? Will you leave it to luck, or will you work hard to create the life you want to be living?

Home stagers, am I the only one bothered by someone saying “oh it’s different for you,” or chalking success and lifestyle up to luck? Now that you’re in your own business doing something you love, do you hear this from others too? How do you react? I’d love to hear what you think, please leave a comment below and we’ll discuss!

<img
